TIP: Have Tenants Contribute to Repairs – If your state allows it, add a clause into your lease agreement requiring tenants to pay the first $50-$100 (or more) when items need repairing. Tenants break things all the time through their own negligence and pass it off as “normal wear and tear” when this is not the case. Having tenants share in repair costs can be very helpful in making tenants more aware and responsible. Do a walk through on your property when possible (per month or per quarter) so that you can notice repairs that need attention and don’t build up because the tenant didn’t want to “call you” or “contribute”.

TIP: Require Tenants have Renters Insurance - Put this into your lease and require it for each tenant. This can keep you from having to use your Rental Policy in some situations, and adds an extra layer of protection in case of an accident or damage that is the tenant’s responsibility.

I’ve looked for sound advice like this on the internet before. It’s a challenge if you have not taken a class or do not have knowledge of the “right” way to do things.

I found it easy to read, relevant to one’s needs as a Landlord, and I like how you broke it down into steps. The example at the end was excellent too.
